This part-time option suits you if you are a disciplined self-starter with outside commitments. Successful home-based Property Brokers have included mothers wanting to keep themselves active in the sale of properties; under- or post-graduates needing more time to study; fathers wanting to spend more time at home with the family, business owners wanting a sideline income stream, salaried employees wanting to top up their monthly earnings. If you go for this option, you will be known as a Hanging License Holder.

Hanging License Holders are responsible for their own marketing efforts and lead generation (if based outside of the Docklands area of east London).

  • A RIVER HABITAT SERVICED OFFICE

This option suits you if you are after a solid foot-hold in the industry and want a high, uncapped earning potential. In-House Consultants tend to earn far more than Hanging License Holders as they benefit from total immersion in a competitive yet nurturing environment. You are surrounded by other top-producing results-orientated Property Brokers.

Each Broker is, like you, an independent business owner - self-employed and driven to succeed. The support and influence of this focused team spurs you on to consistently take the necessary actions to bring about your professional success. In-House Consultants tend to earn more than Negotiators in Estate Agencies.

Currently you'd be joining the River Habitat brokerage office in Limehouse/Canary Wharf area. You have your own dedicated space within the office from where you operate your business. You control your own time and your own schedule. The office benefits from support staff on-hand to assist you in running an efficient service.

You also benefit from all in-house marketing that generates leads for In-House Consultants. On a rotational basis River Habitat features In-House Consultants in its marketing campaigns, thus allowing individuals to benefit directly from in-bound lead streams.

Regardless of which option you choose, you will spend three months operating your business from the River Habitat office to ensure you have a full understanding and grasp of the River Habitat operating system.

On average, you'll take about three months or less to become profitable.

I realise you are above average as far as converting applicants to sales is concerned, but calculate on approximately three months of consistent action before the first signs of your sales or lettings successes to have more than paid for your investment in this business... as well as taking care of all your nominal operating expenses and your own personal living expenses.

With you, it will probably be a lot less than three months. I've seen individuals come through their Bootcamp Training and almost immediately begin to make money in the industry. Then with the slower learners it averages out to about three months.

To play it safe assume you'll need three months before breaking even. Besides, even if an applicant places a bid on a property for sale today, and the property sells to the applicant, it does take time before you receive your remuneration... this is the nature of the UK Property Market.


Rising star RN had no property or sales experience

RN arrived with no experience in property or sales. A nurse at one point, she opted to follow her passion for property and joined River Habitat, making her way through our highly successful training programme. In her first week, this former nurse let out her first property - it fell through.

In her second week RN let out another property, this time she was successful.

Then the worst happened. Despite taking massive action RN failed to convert her leads. For two months she was not producing results. She began to panic. There had been no income coming into her business.

Taking a step back from the issue RN surveyed her options:

1. Leave River Habitat, effectively failing at her passion; or
2. Persist regardless of her current situation.

Wisely she chose to PERSIST whilst taking CONSISTENT action.

Less than a month went by and she had three significantly rewarding sales come through. For the three sales combined RN received over £10,000 in commissions... more than what many people in jobs break their backs to earn in six months.

Although still relatively new RN averages £3,000pm.


Just how much will I earn?

This is entirely dependant on you and your output. Our current top earner AK averages £10,000 per month. Just beneath him is JJ on £65,000pa. GC makes £55,000 pa. We've also had individuals come through who make generate very little revenue... but then unfortunately their only strategy is the age-old mistake made by the majority of Estate Agents - waiting for business to come to them as opposed to generating new business for themselves.

The more proactive you are in following the carefully designed training programme the more success you will have! Just ask RN who is averaging £3,000pm with NO sales or property experience!

What kind of commissions do I make?

Sales

For each property you sell you receive a quarter of all commissions coming into the business. Thus on a sale of a property of £500,000 the commission is generally 2% (depending on what the lister has negotiated with the vendor). The 2% commission (£10,000) is split two ways. The listing department receives 50% and the clearing or sales side receives 50% (£5,000 both ways).

In the listing department the £5,000 is split two ways - £2,500 goes to the brokerage for operating expenses and £2,500 goes to the lister for bringing the property into the business.

And since you are on the sales or clearing side, the £5,000 is also split two ways - £2,500 to the brokerage (operating expenses) and most importantly £2,500 goes into your bank account!

Lettings

Letting fees charged to the landlord tend to be (depending on what the lister negotiated with the landlord):
      • 10% for simply finding a tenant
      • 12% for finding a tenant and cash collection
      • 14% for full management of the property,
Assuming you simply find a tenant for a property being let out at £450pw and this is a 12 month contract... the total let amount for the period comes to £23,400. Of this 10% (£2,340) comes into the business. This is again split between the listings and lettings departments (£1,170 each way). On the lettings side £585 goes to the brokerage and £585 goes to you!

As and when the term of tenancy comes to an end and the tenant opts to extend his/her contract you are automatically remunerated once again receiving commission for work you did a year previously. Thus from the second year onwards you effortlessly increase the amount of earnings you receive.

How many Sales and Lettings can I do in a month?

This depends on you entirely. One In-House Consultant sold three properties in three days several weeks ago. The very next week he sold a fourth property. Another In-House Consultant sold three properties over four weeks.

All of this depends on you, your vision of success for yourself, your target and the quality of effort you put into working towards your target. Naturally River Habitat has systems in place to assist and support you through the training.

Property Sales Super Star A.K. dominates the market

AK joined River Habitat in June 2006. Since then he has been an unstoppable force within the Docklands and east London property market.

It can be argued that AK's success comes from his previous automotive sales experience or his good quality contacts. Perhaps it's because of his experience in the travel industry. So what am I getting involved with?

The organisation you are setting your business up in is River Habitat, the fastest growing property brokerage firms in east London. RH had its humble beginnings as a property website in the mid-1990s as www.P4L.co.uk - Property 4 London.

Out of the unexpected success of the website an estate agency, P4L, was founded just over ten years ago. As an agency, founder and director Julian Jarvis was unsatisfied with the average success of the agency. There were too many salaried agents who were just scraping by and were being 'funded' by the top producers in the agency.

As opposed to supporting mediocrity and underachievement he searched for a system that would retain and continuously reward the cream of the crop.

He discovered the brokerage system where each individual is accountable not to the company but to themselves. Each individual within the system is continuously growing and expanding his/her income potential.

Julian found several international players in the brokerage game. He opted to take out a franchise with one of them over five years ago when the firm became River Habitat P4L.

Just over two years ago the organisation discontinued its association with the franchise in order to continue the growth and expansion of River Habitat. The organisation was also re-branded as simply River Habitat (www.RiverHabitat.co.uk) - an identity that is proving very popular in the market place. You'll be taken care of...

Before being let loose on the lettings or sales leads you'll undergo an intensive, 30+ hours Bootcamp Training, run over seven days and split over two weeks for easy assimilation. Your Bootcamp Training encompasses four major aspects:
      • Basic Skills Intensive. You spend over 20 hours, a major portion of your training in-house, getting to grips with the specifics that increase your levels of success in the industry. You will be taken from the most basic sales, listings and lettings skills to advanced methods of negotiating, selling and closing deals. You discover the little known and little used industry secret that lead to the success of top agents, brokers and sales people.

      • Letting Training Centre training day. You'll spend a day with the folks who are part-responsible for the Guild of Lettings Agents. The training provided by the LTC counts towards a Level 3 BTEC diploma... if you decide to take it that far. The LTC issues certificates to delegates who successfully complete the training day.       • Solicitors Evening. This will be an opportunity to spend time going over the conveyancing process and the little-known advice you can pass on to your vendors or buyers to speed up the process.       • Home Study. A large part of your training is about submerging yourself in the course material on a conscious level so as to ensure assimilation of the materials thus giving you an unfair advantage over the competition.

Once you've completed your Bootcamp Training you'll go through the five days, 40 hours Rotational Programme.
